BOARD OF DIRECTORS MEETING
MAY 24, 2023
A meeting of the Board of Directors of Four Winds Beach Resort Condominium Association, Inc. was held on May 24, 2023, in the Community Room. Present via video were President, Robert Lee, Vice-President, Kenny Malchus, Secretary, Chuck Govin and Directors: John Vigliotti, and Scott Erickson. Present in person were Treasurer, John Tanner, and Bobbie Erickson. Also present in person were Resort Manager, Kathleen Rhodes and Bookkeeper, Georgia Miller.
President Robert Lee called the meeting to order at 10:06 a.m. and introductions were made.
APPROVAL OF MINUTES:
Board members reviewed the minutes of the Board of Directors Meeting held on November 2nd, 2022. Director John Vigliotti moved to approve the Minutes. The motion was seconded by Secretary Chuck Govin and passed unanimously.
2022 AUDIT:
The Board of Directors reviewed the 2022 audit prior to the meeting. Treasurer John Tanner moved to accept the audit and financials for the year 2022. Director Bobbie Erickson seconded the motion, and it was passed unanimously.
TREASURER’S REPORT:
Treasure John Tanner gave the treasurer’s report as of April 30, 2023. Director Bobbie Erickson motioned to accept the Treasurer’s Report as presented and the motion was seconded by Director John Vigliotti and passed unanimously.
UNFINISHED BUSINESS:
Concrete Work:
Kathleen is working on the project.
Murphy Beds:
All 14 studio units have new murphy bed cabinets and new mattresses.
Mattress Schedule:
All King and Twin mattresses will be replaced in 2023.
Patio Areas:
The carpet has been removed from all ground floor patio areas. Patios have been coated with beautiful, flecked sealer.
NEW BUSINESS:
2024 Budget:
The budget is a work in progress and currently shows an 8-9% increase.
State Required Integrity Reserves Study:
The board was presented with two separate engineering proposals for the studies. After discussion,
Secretary Chuck Govin made the motion that by next week we choose one of these two engineering companies to perform our structural milestone and integrity reserves studies. Let them know we would like to have them do the work. Also have them clarify the elements of their contract.
Director Bobbie Erickson seconded the motion and it passed unanimously.
ADJOURNMENT:
Treasurer John Tanner moved to adjourn the meeting. The motion was seconded by Director John Vigliotti and passed unanimously.
