BOARD OF DIRECTORS MEETING

MAY 22, 2019

 

A meeting of the Board of Directors of Four Winds Beach Resort Condominium Association, Inc. was held on May 22, 2019 in the Community Room.  Present were: President, Robert Lee by phone, Vice-President, Kenny Malchus, Treasurer, John Tanner, Secretary, Chuck Govin and Directors: Paul Erickson, and Scott Erickson.  Also present were Resort Manager, Kathleen Rhodes and Bookkeeper, Georgia Miller.

 

Vice-President Kenny Malchus called the meeting to order at 10:05 a.m. and introductions were made.

 

APPROVAL OF MINUTES:

 Vice-President Malchus asked the Board members to review the minutes of the Board of Directors Meeting held on November 7th, 2018.  Secretary Govin moved to approve the Minutes.  The motion was seconded by Treasurer John Tanner and passed unanimously.

 

2018 AUDIT:

The Board of Directors reviewed the 2018 audit prior to the meeting.  Secretary Govin moved to accept the audit and financials for the year 2018.  Director Scott Erickson seconded the motion and it was passed unanimously.

 

TREASURER’S REPORT:

Treasure John Tanner gave the treasurer’s report as of April 30, 2019. Vice-President Malchus motioned to accept the Treasurer’s Report as presented and the motion was seconded by Secretary Govin and passed unanimously.

 

UNFINISHED BUSINESS:

Roof Repair/Replacement:

Main Building and Portico roofs have been completed at the cost of approximately $207,000.00. The round and flat restaurant roof areas as well as the north and south side mansards will be finished this year at the estimated cost of $90,000.00. Secretary Chuck Govin made the motion to approve the recoating of the north and south flat roof wings, by Manson Roofing at the estimated cost of $60,000.00 and will be completed this year as well. The motion was seconded by Director Scott Erickson and passed unanimously.

Waterproofing/Painting Exterior of Buildings:

Treasurer Tanner motioned that the resort buildings will be painted and sealed at the estimated cost of $65,000.00. Concrete restoration will be completed where need at this time for the additional cost of $35,000.00, this work is to be completed by the end of January 2020. The motion was seconded by Vice President Malchus and passed unanimously.

 

NEW BUSINESS:

No Smoking:

Motion was made by Secretary Govin, to change the smoking policy here at Four Winds.  As of June 1st 2019, smoking will only be permitted in the designated smoking area by the tennis courts and on the beach. All other areas of resort property, including balconies and patios are now nonsmoking areas. The motion was second by Director Scott Erickson and passed unanimously.

 

No Changes to Hotdog Lunch.

 

2020 Budget:

Currently the 2020 Budget shows approximately a 2% raise in fees.

Rental Rates:

Vice President Malchus made the motion; starting June 1st Rental Rates will increase 10% across the board. it was seconded by Secretary Chuck Govin, and passed unanimously.

Beach Chairs:

Vice President Malchus made the motion for Kathleen to purchase 40 new taller lounge chairs, 10 tables, and 12 umbrellas for use on the beach. Motion was seconded by Director Scott Erickson and passed unanimously.

ADJOURNMENT:

Director Malchus moved to adjourn the meeting.  The motion was seconded by Treasurer Tanner and passed unanimously.
