FOUR WINDS BEACH RESORT CONDOMINIUM ASSOCIATION
BOARD OF DIRECTORS MEETING
MAY 20, 2026
A meeting of the Board of Directors of Four Winds Beach Resort Condominium Association was held on May 20, 2026. Present at the Resort was President Robert Lee, Director Bobbie Erickson, and Resort Manager, Kathleen Rhodes. Present via Zoom was Vice President Kenny Malchus, Treasurer Scott Erickson, Secretary Chuck Govin, Directors, John Tanner and John Vigliotti.
President Robert Lee called the meeting to order at 10:00am EST.
APPROVAL OF THE MINUTES
John Vigliotti made a motion to approve the meeting minutes of November 5, 2025, Kenny Malchus seconded and the motion was passed unanimously.
FINANCIAL BUSINESS
Kathleen Rhodes reported that the audit had been completed and sent to the state.
Bobbie Erickson moved to accept the audit and Kenny Malchus seconded and the motion was passed unanimously.
TREASURERS REPORT
A motion was made by Scott Erickson to approve the treasurers report and was seconded by Kenny Malchus. The motion passed unanimously.
A discussion followed among the Directors and Kathleen was reminded that at any one Bank our deposits should not exceed $250,000 due to FDIC restrictions. Kathleen stated that any needed adjustments will be made in the future.
UNFINISHED BUSINESS
Kathleen gave an update on the progress on the Tennis, Pickleball, and Shuffleboard Courts.
The Shuffleboard Court was scheduled to get its coating starting on June 1.
The Tennis and Pickleball Courts barring any future delays are on schedule to be completed by August 1. There have been some delays due to the fencing, but those seem to be resolved.
Kathleen gave an update on the Fire Alarm System. After discussion, it was decided to go with the bid from EPS. A motion was made by Chuck Govin to go with EPS to update our Fire Alarm System. Scott Erickson seconded the motion and it passed unanimously.
NEW BUSINESS
Chuck Govin mentioned that there is some concern among some owners as to the condition of the courtyard. The concern regarding the courtyard was that once bushes have been removed that they have not been replaced, especially along the north and south walls near the beach. Kathleen stated that she would look into the situation and get back to the Board.
Kathleen reported that after Michelle of Champion Cleaning chose to retire in February, Yerania decided to form her own company, Mermaid Cleaning. The owners are thrilled with the work that Yerania and Nellie are doing for the Resort. Mermaid Cleaning has been under contract since March and we could not be happier with the results.
ADJOURNMENT
The next meeting of the Four Winds Beach Resort Board of Directors is via Zoom on September 2, 2026.
Chuck Govin moved to adjourn the meeting. Scott Erickson seconded the motion and the motion passed unanimously. The meeting was adjourned at 10:55 am EST.
